What is the Best Mortgage Deal Guarantee?
Tembo offers a Best Mortgage Deal Guarantee to all customers with an active Tembo HomeSaver account, giving you peace of mind that the mortgage we recommend is the lowest overall cost suitable for your needs. If you find a comparable mortgage that would cost less over the same fixed-rate period, Tembo will pay you the lower of:
The cost difference between the two mortgages, or
The value of your Tembo HomeSaver bonus (up to £500).
Who is eligible for the Best Mortgage Deal Guarantee?
You’re eligible if you:
Have an active Tembo HomeSaver account (balance £1,000+ and outside the 14-day cancellation period).
Receive mortgage advice from Tembo for a UK residential purchase or remortgage.
Apply for the mortgage we recommend and receive a Mortgage Offer from the lender.
How to make a claim
To claim, you need to:
Find a like-for-like mortgage (same property, loan type, term, deposit, applicants, etc.) that costs less over the same fixed period.
Make sure it’s available through intermediaries (not a direct-only deal).
Email your Tembo adviser within 72 hours of your Offer Date with full details, including the ESIS and proof of Decision in Principle.
Tembo will confirm by email whether your claim is successful.
If accepted, your payment will be made within 30 days after completion of your mortgage.
How much could I get?
You’ll receive whichever is lower:
The difference in total cost between the two mortgages, or
The HomeSaver bonus (2.5% p.a. fixed, up to £500).
When does the Best Mortgage Deal Guarantee not apply?
The Best Mortgage Deal Guarantee doesn’t apply if:
You don’t have an active HomeSaver account.
The cheaper deal is only available directly from a lender.
The mortgage is non-residential, a product transfer, or your application is withdrawn or declined.
You miss the 72-hour claim window or provide incomplete information.
Other key points
Only one claim per mortgage (joint or individual).
Cannot be used with other offers (except the HomeSaver bonus rate and Tembo’s fee-free advice).
Tembo may withdraw or amend the guarantee at any time.
